Roof Repair or Replacement: Signs of Shingles Distress

When it comes to home renovations, few things are as intimidating when it comes to matters of the roof. Because the roof protects your house from the outside elements, it’s important to take care in maintaining your roof. Storms, trees and vermin all take a toll on your roof as time goes on. The average lifespan of a roof is 20-25 years. Consult Your Shingles

Making sure your roofing materials are intact and performing well, will secure the integrity of your roof and home in general.

Curling, Clawing & Cracking– Curling is evident when the edges of your shingles are curled or cupped. Clawing can be noticed if the edges of the shingles are laying flats, but there is bubbling or budging in middle of the shingle. These conditions indicate signs of weathering and can lead to problems such as leaking. Cracked shingles typically are the result of wind damage. If cracking is evident in an isolated area, you can opt to repair the affected area. But if you notice cracking occurring across your roof in random locations, it may be time to consider a replacement.

 Missing Shingles– If you have bare spots on your roof, your home will be vulnerable to the outside elements. You can opt to patch the areas that need fixing, but it may be difficult to fully match the new and old shingles due to coloring and weathering.

Granule Build– The granules on asphalt shingles are meant to help deflect the sun from the asphalt. While extra granules will fall off, as time and weather take its toll, an excess of loose granule buildup can be a sign of an underlying problem. This buildup could indicate that your roof is halfway through its lifespan. If there are significant bald spots exposing the asphalt, “the sun can cause the shingles to bake and cause deterioration,” said Claude McGavic, Executive Director of The National Association of Home Inspectors.

Moss or Algae– Aesthetically moss and algae aren’t pleasant to look at, but if it doesn’t bother you, these growths aren’t as threatening. Algae can cause dark spots on the roof which can be washed with a gentle water and bleach spray. Moss growth can retain water, which over time can affect the shingle granules. If you decide to treat your roof, make sure not use a power washer as the force can remove the granules, essentially rendering your shingles useless. Installing zinc strips on the peaks of your roof, is another method that can help eliminate the growth.
